Q: Hi, my name is LeJessieman. I'm thinking of starting my own rental rental on April 27, 2024 and trying to find out about licensing requirements. The title business name is "Awesome rental ". I am puzzled trying to find out what licenses I would need setting up a new rental. How much does it cost? Where Can I obtain Licenses:

Do I Need A Business License?

Yes, perhaps it is frustrating but 100% of all businesses ( including home, LLCs, sole owners, online, internet, wholesaling and retailing etc. must apply for a business license) need a business license because all businesses need to account for the type of business they run. The processing fee and or the taxes that are included in advance are about $0 to $50 or more depending on the location of your business. For example, if the business deals with any activity that involves hygiene such as food or health related activity need it because a health inspection ( part of the business license process) in required.

Not only that but all businesses are subject to a general business tax income that ranges from $0 to $100 or more and is paid when the business license is renewed and sometime in advance when issued. Thus, business licenses are issued by different levels of government, such as local, city, county, state and federal, and, depending on what type of business activity you plan to engage in, you may need to obtain a business license on federal, state and/or local levels. For instance, businesses that sell alcohol, or firearms, are required to obtain a federal business license, such as the sale of alcohol or firearms. That said, you may not need a professional or trade license, but you always need a business license.

Q: Hi, my name is Andrew. I own a rental property. What do I need? I would like to get a business license to rent a rental property that I have. Someone informed me that to set up an account, so I buy wholesale pool products, which I use for maintenance of my rental property's pool...?

ANSWER: Rental property
Hi Andrew, yes, if you just have one rental unit, just get a business license for it.

STARTING A RENTAL PROPERTY BUSINESS: FROM TROUBLES TO SUCCESS

"Owning a rental property is like being a landlord. Except instead of one annoying tenant, you have multiple." - Unknown

DEFINITION OF RENTAL PROPERTY BUSINESS: A rental property business is an investment in real estate that involves leasing or renting out a residential or commercial property to tenants. According to the National Association of Realtors, the median investment in rental properties is $150,000. The NAICS code for rental and leasing services is 5322.

TYPES OF OWNERSHIP: A rental property business can be owned by a sole proprietor, partnership, Limited Liability Company (LLC), or corporation. Each type of ownership has its own advantages and disadvantages, but LLCs are often the most popular because they offer liability protection and are taxed as pass-through entities.

BUSINESS LICENSING: All businesses need a business license, including rental property businesses. The license fee can range from $0 to $100 or more depending on the location. The purpose of the license is to ensure safety, nuisance, sanitary, and aesthetic reasons. For example, home-based rental property businesses need to comply with zoning rules like no signs, employees, deliveries, noise, hazard, etc.

In contrast, brick-and-mortar rental property businesses need certificates of occupancy for safety requirements like exit signs, fire extinguishers, fire sprinklers, fire detectors, fire alerts, special trash cans, employee rights posters, emergency exit doors, and signs. The license fee can be under $100 annually in most cases, but it can be over $1,000 in upscale cities.

SELLER'S PERMIT: Because of Airbnb and other vacation rentals, most states have enacted laws that force landlords to collect occupancy tax from tenants. You need a seller's permit to collect that tax.  Also, if a rental property business wants to buy merchandise, food, or equipment wholesale or sell it retail, the business needs a seller's permit. A seller's permit costs about $39 plus a government fee. Retailers must collect sales tax from buyers and remit it to the government. For example, if an item's price is $100, an average of 5% sales tax is imposed to make it $105. The retailer must collect it, and wholesalers must only sell to holders of a seller's permit resale certificate.

ANDREW'S RENTAL PROPERTY BUSINESS JOURNEY: Andrew's troubles began when he tried to obtain a business license for his rental property business. He encountered difficulties getting the licensing from the government, and his partner also objected to the high license fees.

However, Andrew's perseverance and desire to succeed finally led him to our website, where licensing was 60% off the entire order. He was finally able to legally start his rental property business and set up an account to buy wholesale pool products, which he used for maintenance of his rental property's pool. With a little bit of help and determination, Andrew went from troubled to successful in his rental property business journey.

The rental property license for a specific unit is a license permit for the unit that you need to renew each year.

Like a business license, the annual fee depends on your revenue from the unit, but it can be a flat fee from $10 to $50 or more annually.

That said, in order to buy wholesale the pool products or other maintenance materials that you use for a rental unit, you can obtain a seller's permit and that will give you the power to buy the materials sales tax-free.

On the other, hand, if you are a company with one or more units, or want to have a formal business renting units, homes, or other real estate property, you can set up your business with all business registrations such as a DBA, LLC or corporation, and if you have employees, a federal EIN, and a State EIN as well.

Rental properties, vacation rentals, rental units, Airbnb etc., are short-term rentals, and each city has its own rules. However, in general, you need to get a rental unit business license that you need to renew each year.

SETTING THE STAGE:

Hey there Andrew, welcome to my little corner of the internet! So you want to start renting out your property, huh? Well, you're in luck because I just happen to know a thing or two about getting a business license. And let me tell you, it's a real hootenanny dealing with the government sometimes, am I right?

EIN NUMBER:

First things first, let's talk about EIN numbers. Now, I know what you're thinking, "E-I-what now?" Well, let me break it down for you. Basically, an EIN number is like a social security number for your business. It's how the IRS keeps track of you and your finances. And let me tell you, you don't want the IRS on your tail. They're like a grizzly bear with a migraine. So make sure you get yourself an EIN number, even if you're just a sole proprietor.

LLC & CORPORATION:

Now, let's talk about protecting yourself from the crazies out there. And I'm not just talking about your mother-in-law. I'm talking about legal protection. You're going to want to set up an LLC or corporation to make your business legit. It's like a suit of armor for your finances. And if you want to save some dough on taxes, go for the "S" Corp. It's like a golden ticket to Willy Wonka's chocolate factory, except instead of candy, it's money.

FOOD & BEVERAGES:

But wait, there's more! If you plan on serving up some grub or libations, you're going to need some extra licenses. You'll need a health inspection, health permit, and food handler's permit because, let's face it, no one likes a side of salmonella with their breakfast burrito.

POOL PRODUCTS:

Now, as for your wholesale pool products, well, that's a horse of a different color. But don't worry, we'll get you sorted out. You might need a wholesale license, but let's not jump the gun just yet. First, let's make sure we have all our ducks in a row with your rental property business.

In most cities, the rules are different and have rules such as that, for example, "Rental units, vacation rentals, or room short term rentals are only allowed in owner-occupied homes that have three or fewer bedrooms and are at least 660 feet away from another short-term rental."

We will find all the rules and obtain your license for your rental after you purchase our "Find and Prepare Business License Application," service. That said, rentals have to comply with licensing, noise and parking requirements, as well, in most cities.

That said, apartments, buildings, rooms, and halls may want to obtain a seller's permit to buy the repair materials wholesale and therefore save on sales taxes.

All rental property companies that do rental property businesses, including apartments, buildings, rooms, and halls, need at least a business license, an EIN, and a registration of the business name.

Business name registration can be effected by setting up a DBA (Doing Business as Trade Name Certificate) or an LLC (Limited Liability Company) or a corporation. Any of these 3 will register with the rental trade name.

HAPPY ENDING:
And here's the cherry on top, Andrew. Thanks to our website, you can get 60% off your licensing order. Yes, you heard me right. Sixty. Percent. Off. I mean, who doesn't love a good deal?

With that kind of savings, your spouse will be singing a different tune in no time. So what are you waiting for? Let's get you legally renting out that property of yours! Thus, obtain a business license from us, and we will obtain the rental property license for you.

    LLC FAQS

Q: Should I consider forming an LLC?

A: If you want more business credibility in the business market, you may want to form an LLC instead of a DBA. For example, if your trade name is. deas XYZtch , Inc.Co. requires a fictitious business name registration, which also requires a fee to be registered.

Registering a fictitious business name does not protect that name nor does it protect the business owner from personal liability related to business actions as setting up a limited liability company (LLC) does. Our recommendation that since you need to pay a fee to register the business name, simply form a limited liability company (LLC) for a similar fee and get both corporate status and protection for the name as well as personal liabilities.

So, for instance, if someone slips and falls in your business premises, they can sue you personally if you are not a limited liability company (LLC).

Also, consider the prestige that a limited liability company (LLC) affords. Is a name like John's Transmissiona shop better than AEMCOO TRANS, LLC?

Q: I am just one person. Do I Need an LLC?
A: Even if you are just one person owner, you can form an LLC (Limited Liabiliity Company).
